Good to know
Renting directly from the owner saves the agent fee (usually 50–100% of a month's rent) and speeds up decisions: an owner can confirm move-in the same day. The long-term market peaks in late summer — competition for good units grows, so set up a saved search and react within hours of publication. Daily rentals live by their own rules — there, reviews and response speed decide.
Listing your apartment? A detailed ad filters out wasted calls: state whether pets and kids are okay, who pays utilities, the deposit size, the minimum term. Photos of the real current state beat 'photos before the previous tenants' — a disappointed viewer doesn't come back. A fair price rents the place in a week; an inflated one collects views for months with no result.
Questions & answers
How do I spot a rental scam?
A price well below market, an 'owner abroad' and a viewing prepayment request — the classic combo. Never send money before seeing the apartment in person and checking the owner's documents.
What belongs in a rental agreement?
Term, rent and how it can change, who pays utilities, deposit size and return conditions, an inventory with photos. Agreements under 3 years don't need a notary — signatures are enough.
How much do I pay when moving in?
The standard is first month plus a deposit equal to one month. 'First and last plus commission' demanded by the owner themselves is a reason to negotiate or keep looking.
What are my rights if the landlord wants me out early?
A written agreement is your protection: absent violations on your side, the owner must honor the notice terms in the contract. Verbal arrangements are worth almost nothing legally. Pay by transfer with a payment note — it's your proof of good faith.
Can the rent be raised mid-term?
Only if the contract explicitly allows it (indexation procedure and limits). Without such a clause the price is fixed for the term. 'New price or move out' with no contractual basis is an opening for negotiation, not an obligation.
Renting with pets: how do I make it work?
Offer a larger deposit — it addresses the owner's main fear about furniture and repairs. A photo of the pet and an honest account of its habits beat concealment: an animal discovered against the contract is legal grounds for eviction.
