Good to know
The house market is real estate's most diverse: from summer cottages priced like a used car to premium builds. Since 2022, demand has shifted to suburbs and villages with gas and a paved approach — autonomy became its own currency. When valuing a house, count the cost of ownership, not just purchase: heating, grounds upkeep and repairs run 3–7% of the house's value yearly.
Selling a house? Show what matters for living: the boiler room, meters, attic and basement condition, winter access. Drone shots of the plot are a wow-effect, but buyers decide on photos of the heating system and the land documents. Summer photos sell better than winter ones — shoot the garden in season even if you list in December.
Questions & answers
What should I check besides the house itself?
Land documents: cadastral number, designated use and plot boundaries. The house may be registered while the land isn't — legalizing it later costs time and money.
What do I look at during a viewing?
Cracks in the foundation and corners, damp traces in the basement and attic, the age and material of the pipes. Ask about heating in numbers: what last season cost in hryvnias, not 'it's cheap'.
Dacha vs. a house for living: what's the legal difference?
The land's designated use. You can live on garden-cooperative land, but residency registration is harder and infrastructure (roads, winter power) depends on the co-op. For permanent living, look for residential-construction land.
What does heating a private house cost?
Insulation matters more than area: an insulated 120 m² house with a gas boiler costs about as much as a city three-room apartment; uninsulated — two to three times more. Ask for last winter's bills in hryvnias — the most honest specification a house has.
A well or municipal water: which is better?
Municipal water means predictability and the utility's responsibility. A well means autonomy and zero monthly fees — but ask the depth, flow rate and drilling year, and test the water. The ideal setup is both: one primary, one backup.
What matters in an old house if I plan a full renovation?
The shell and foundation — everything else is replaceable. Straight crack-free walls, a dry basement and sound floor structures are 70% of the value. Rotten beams, stair-step facade cracks and basement damp turn a renovation into a from-scratch build at renovation prices.
